Home maintenance for Irvine homeowners
Irvine's median home was built in 2002, the newest large-city housing in Orange County, and it went up village by village. In the newer villages the job is usually the first new roof or furnace and often the second water heater. In the 1970s and 1980s villages it is the second or third round, often for a whole village within a few years. Most villages also have an association review on top of the city permit.
OakTend serves all of Orange County, California.

Irvine is inland, so it gets hotter summer afternoons and more Santa Ana wind than the coastal cities, and less salt air than the beach towns, though salt can still carry several miles inland.

Just over half the homes date from 2000 or later, so many are still on their first roof and furnace, though a water heater that age is often already on its second. About one in five went up in the 1970s or earlier, where every original system has likely been replaced at least once.

Villages that age together
Irvine grew as master-planned villages, so neighborhoods age together. Woodbridge, for example, was built in phases during the 1970s and 1980s around two man-made lakes. If a neighbor's water heater or roof just failed, yours may be close behind.
Fire service
Fire service comes from the Orange County Fire Authority, which lists Irvine as a member city and serves 23 Orange County cities and all unincorporated areas from 78 stations.

Mello-Roos tax
Villages built after the 1982 Mello-Roos law, including parts of the Great Park Neighborhoods, Stonegate and Portola Springs, may carry a Mello-Roos special tax. There is no citywide yes or no: the county Treasurer-Tax Collector's lookup answers by parcel.

Wildfire zones
Check your parcel on the state's Fire Hazard Severity Zone viewer, especially in villages that back onto open space, such as Shady Canyon, Quail Hill and parts of Turtle Rock, where one answer for the whole city would be wrong.

HOA and CC&Rs
If your home is in a homeowners association (HOA), its recorded CC&Rs (covenants, conditions and restrictions) decide who repairs what. In a condo or townhouse, state law makes the association responsible for common areas and each owner for their own unit, unless the CC&Rs say otherwise. Association approval for a roof, paint or window change is a separate step from the city permit.
